Pre-acquisition Phase 1 Due Diligence Survey

Undertook desk-based assessment of historical plans, published geology, and environmental search data, including a review of the mining risk at this historical industrial site.
Site has been developed with substantial potentially significantly contaminative chemical industries since the late 1800s but was subject to significant reclamation including cut and fill platforms in the 1980s for the current industrial commercial end use buildings.
Concluded that the proposed manufacturing end use would not be impacted by previous land use and also that the building was unlikely to have been developed on land that was significantly contaminated given the relatively recent reclamation which would have been under local authority scrutiny. Review of geological and mining history also determined low risk from shallow mine workings.
